Marisol Vega took her associate broker license in 2007, spent the crash years working REO and probate files nobody else wanted, and opened Vega & Co. Real Estate in 2009 with a single desk and a filing cabinet of Santa Fe County plat maps. The firm has never opened a second office, never taken a franchise flag, and never listed a property outside Santa Fe County.
That narrowness is the point. When a buyer asks whether the flat roof on a 1940s adobe off Acequia Madre is a $2,400 recoat or a $19,000 rebuild, the answer comes from having stood on eighty of them. When a seller in La Tierra asks whether a shared well kills the deal, we have the well-share agreement language and three closed comparables that say it does not.
Nobody in this market gets to guess. The sold prices are locked inside the MLS, and reading them correctly is the whole job.
